Prop-Search is a regional firm of Chartered Surveyors and Commercial Property Agents.  In September 2012 Richard Baker and Ian Harman, who were both previously Directors at Lambert Smith Hampton, set up a Northampton office of Prop-Search to complement its existing offices in Wellingborough and Milton Keynes.

  

The new office, based in Queensbridge, which is adjacent to Brackmills, specialises in providing professional advice on commercial property, which encompasses everything from the letting and sale of commercial buildings to the development of commercial and residential sites, rent reviews, valuations, the sale and purchase of investments, business rates appeals and property management.
 
Prop-Search is a voluntary member of the Brackmills BID and Richard is a Director on the estate’s Executive Board – which drives improvements and initiatives across the estate.
 
“I have worked in Northampton for over 10 years and have done many property transactions on Brackmills,” said Richard.  “I have grown to be passionate about Brackmills as a location.  I meet a lot of occupiers and, by having a deep understanding of the estate I am able to really sell Brackmills as a destination.”
 
“Historically there have been frustrations around security, traffic and parking but the BID has made dramatic improvements to the estate, which is now an even better location for businesses.  By being on the board I am able to keep abreast of issues, can influence decisions and suggest solutions from a property perspective.”
 
To help sell the estate, Richard has been working closely with the Estate Manager and helped organise a business breakfast in May which was exclusively for fellow commercial agents.
 
 
Richard explained: “Ninety per cent of the time it is the commercial agent who is the first point of contact for people looking to come onto the estate, so agents need information and knowledge so they can sell Brackmills to occupiers and investors.”
 
“This breakfast enabled us to talk directly to agents, so we could highlight the amazing work taking place on Brackmills. Feedback has been excellent and we are confident Brackmills continues to be the destination of choice for people seeking property.”

Richard Baker
Age: 36
Ambition: To cycle coast to coast for charity and further establish Prop-Search as the main commercial agents in Northamptonshire.
 
Hobbies: I am a season ticket holder at Norwich City (for my sins) and Chairman of Loddington  & Mawsley Cricket Club.  I enjoy exploringNorfolk and Cornwall in my spare time.
 
A typical day: Helping occupiers to find new premises and landlords to find tenants.  No two days are the same…  We enjoy helping clients to find solutions to their tricky problems!
 
Highlight: Becoming a dad for the first time. My son Monty Isaac was born on April 1st 2013. I spent the morning calling people to give them the good news and, because Monty was born early, everyone thought it was an April’s fool!
